At Strata Plan, we recognise that every Owners Corporation and its members are different.

Sometimes, members are happy to take on the bulk of the work and look to Strata Plan merely for guidance and the actioning of their requests.

In other instances, Owners Corporation members in a strata title are less reluctant to play an active role and look to Strata Plan to provide a full suite of services that minimises their input and workload.

At Strata Plan, we do not want our customers to pay for any body corporate services they do not use or need, so we are proud to provide our customers with variable levels of service that cater to their particular needs. We always allow for easy add-on of further services as required to ensure you are neither short changed nor left without the body corporate management you require.

Levels of service

Silver Suite

Strata Plan’s Silver Suite of service provides your Owners Corporation all the standard inclusion for a rather modest price. The standard package suits most strata titles, particularly those who are budget conscious, have no major maintenance or legal issues outstanding and hold no more than three committee meetings per year that require management attendance.

The standard package includes the following services:

  • Organising, preparing for and chairing your Owners Corporation’s AGM
  • Maintaining the Owners Corporation register
  • At least one site visit per year
  • 24/7 Emergency service
  • Issues levies on behalf of OC
  • Budget proposals
  • Owners Corporation finance management, including debt recovery and special levies

Extra charges are applicable for:

  • After-hours services
  • Discretionary extra charges for work outside of agreed scope of work which takes over one hour or costs over $1000 to complete.

All extra charges are disclosed in your Owners Corporations financial records, which are presented to owners every year at the Annual General Meeting.

NB: Strata Plan caps the cost of disbursements. Unlike others, we do not charge you per telephone call, email, fax or levy notice. Additional and emergency works are charged at our standard hourly rate

Inspirational Suite

Strata Plan’s Inspirational Suite of services was put together with the active committee in mind.

This management service offers premium, capped service package customised to suit Owners Corporations that require a little extra attention. This best suits those who are battling significant, ongoing maintenance or legal issues, those who hold more than four committee meetings per year requiring a manager in attendance, and those who simply favour a more “hands on” management style.

Accounting
Establish and operate a bank account in the name of the Owners Corporation or a trust account for the Owners Corporation
Keep books of account covering all income and expenditure and assets and liabilities of the Owners Corporation
Prepare annual financial statements of all income and expenditure and assets and liabilities of the Owners Corporation (the annual accounts)
Issue notice for fees set and special fees levied by the Owners Corporation
Pay invoices and insurance premiums on behalf of the Owners Corporation (provide reasonable funds are held by the Owners Corporation)
Reconciliation of bank account
Compiling records to enable preparation of accounts for audits, tax, BAS or any other purpose $
Insurance
Arrange insurance or renewal of insurance cover for the Owners Corporation
Arrange a valuation of the cost of reinstatement and replacement of the building/s when requested by the Owners Corporation
Prepare and lodge routine insurance claims with insurers/brokers (max 15 minutes)
Provide any other insurance services in respect of insurance products offered through the authorising licensees as listed in Clause 1.2, or as otherwise authorised by the Australian Financial Services Licence held by the Manager, or the Manager’s employer

Strata Care

To that end, Strata Care – charged at $250 per lot, per annum for the term of Strata Plan’s management contract – provides the Owners Corporation:

  • 24-hour emergency care
  • Direct contact with Steller
  • Routine building inspections, at least once every eight weeks
  • Preventative maintenance reports and recommendations
  • Repairs and maintenance as required*
