It’s hard enough when moving between free-standing homes, but moving in and out of strata communities can mean even more to organise.
From booking lifts to accessing common utility cupboards, there’s plenty to stay on top of.
A lot of frustration Strata Plan sees from customers, whether they be lot owners, tenants or even managing agents are borne out of moving in or out of properties affected by Owners Corporations.
When moving into your new home, there are a few things to think about if you’re moving into a property with a common garage, lifts and any other common facilities you need to use.
Will your trucks or van fit into the basement garage? Will your furniture fit into the lift? How long will you need the lift for? Will you be able to carry it down the halls and into your apartment without damaging common property? Is there a car stacker or car lift?
Strata Plan can’t answer all of these questions for you, so you need to check these things when performing property inspections and viewings.
If your building is brand new, you may also need to consider if other people are planning on moving in on the same days.
Your Owners Corporation does not employ caretakers who sit at buildings day in, day out waiting for people to move in, so we rely on customers to notify us of their move-in date, so that the proper arrangements can be made.
When you purchase a property, you should receive a welcome pack from Strata Plan once we are alerted to the change in possession of the lot in question via what is called a Notice of Acquisition – which should be sent to us by you our your representative in your purchase.
Your conveyancer or other legal representative should be conducting their own Strata title searches, and should be alerting Strata Plan to your impending purchase.
If you’re a tenant leasing a property, your property manager should alert you to the proper process for moving in.
You should also have received a copy of your building’s Quick Facts Guide.

Whatever your scenario, make sure you do your due diligence.
Taking an extra 10 minutes at your final inspection to measure up the lift, for instance, could prove a big time saver come the day of your move-in.
If you’ve already had your inspection, ask your agent or developer if they can get you the relevant measurements.
Alternatively, you can enquire with Strata Plan. If we have received the relevant plans, we will be able to tell you what measurements apply to your new buildings lifts.
For starters, you will have to book your move in.
Strata Plan only requires 24-hours’ notice of your move-in to ensure we can put you in touch with your building’s caretaker or cleaner.
The caretaker will co-ordinate with you to organise your move-in, make the required arrangements for the lift/s at your building and should be attending the site to monitor your move-in.
As this is a service which may be outside your caretakers ordinary scope of works, there may be a charge from them for providing this service (this depends on your property’s caretaker and the costs associated are not from Strata Plan).
If you are moving into a brand new building and you are the first to move into an apartment or unit, your move-in will be free of charge.
As part of Strata Plan’s move-in process, your caretaker is required to attend your site for the duration of your move-in.
Your caretaker is there strictly to monitor you move-in. They will not assist with moving items or unpacking.
This is to ensure no damage to common property occurs and if it does, it is traceable to whoever does the damage.
It also allows your caretaker to lock down the lift and, in some cases, the front doors for your exclusive use for a short period during your move-in.
Once you know when you plan to move in, make sure you book it in!
Some of the larger buildings under Strata Plan management have their own individual move-in processes, due to the presence of full-time or part-time on-site building managers.

It’s time to move in.
If you have hired help in the form of a removalist helping you move from your old place to your new, make sure you’ve briefed them on the best place to park and best points of access for your apartment.
If the truck does not fit into the basement carpark, then you will need to park it on the street.
If in doubt, leave it out. The cost of repairs are not worth finding out the hard way.
You should also keep in mind that some buildings have multiple points of entry and some will be closer to the lift or your apartment/unit than others, making for a more efficient move-in.
If you do need to use the lift and the caretaker has locked it down for your use, make sure you move everything you need the lift for first.
Get everything into your apartment or unit first and worry about arranging it all second.
You may have the lift locked down, but there will be other occupants in the building who may need to use it.
Living in an apartment or other Owners Corporation affected property is a communal experience, and that means having consideration for others.
If you have furniture that does not fit in the lift, ensure everyone involved in your move takes extra care when moving things up and down the stairwell.
Once you’re settled in, consider introducing yourself to your neighbours and familiarising yourself with your Owners Corporation rules.
